Construction Plan Requirements (Commercial)

Standard Requirements

  • Drawings shall be legible and drawn to scale:  1/8” = 1’-0” minimum when uploaded.
  • Drawings must show conformance to the applicable local and state codes.
  • Do not use the color Red.
  • Project address to appear on all documents.
  • File extensions shall be PDF only.
  • Document files shall be named with a general description of what the PDF contains.  Example names:  Site Plan; Drawing Set OR Construction Set; Truss Documents; Structural Calculations, Envelope Energy Compliance Forms; etc.
  • Site Plan shall be uploaded as a separate, individual PDF.
  • Truss Engineering and Truss Layout shall be uploaded as a single PDF file.
  • Structural Calculations shall be uploaded as single PDF file.
  • Building drawings (architectural sheets, structural sheets, and civil sheets) shall be combined and uploaded as a single PDF file.  If scanned, must be full size and to scale.
  • Drawings shall be prepared and signed/stamped by Oregon Licensed Design Professional where required per OSSC 107.1, ORS 671 & ORS 672.

B. ARCHITECTURAL DRAWINGS:

Shall include the following information at a minimum:

  • CODE SUMMARY / CODE PLANS:
    • Code Summary: 
      • Identify Construction Type, Occupancy Classification(s); Code Path if Mixed Use; Total Building Area; Total Occupants; Plumbing Fixture Requirements; etc.
      • Other details and data necessary to show code compliance, such as requirements based on special uses and occupancy; fire alarm and/or fire sprinkler requirements, etc.
    • Code Plans: 
      • Identify all required exits
      • Show common path of travel, maximum travel distance and all fire life safety requirements on code plans.
      • Show occupancy class and occupants per room/space for Tenant Improvement.
      • Locations and classification of any required fire & smoke rated assemblies:  fire wall, fire barrier, fire partition, smoke barrier, smoke partition
      • Other details and data necessary to show code compliance
  • PROPOSED FLOOR PLAN(S):
    • A completely dimensioned floor plan for each level.
    • All room uses identified.
    • Door and Window locations
    • Location of all plumbing fixtures (i.e. toilet, sinks, tubs, showers, hot tubs, dishwashers, water heaters, hose bibs, etc)
    • Location of heating and/or cooling equipment.
    • Locations of decks, patios, balconies.
    • Location of any fireplaces (gas or wood) or wood stoves.
    • Provide details and assembly numbers for any required fire-resistive assemblies.
    • Clearly identify new and existing work.
    • Other details and data necessary to show code compliance
  • DOOR & WINDOW SCHEDULES – new windows & doors
    • sizes
    • material
    • operation type (single-hung, casement, horizontal slider, etc)
    • U-values, SHGC Values
    • Door Hardware
      • Provide Door Hardware Cutsheets or Specification as separate document if not enough information included on drawings to determine code compliance
    • Fire-ratings if required.
    • Other details and data necessary to show code compliance
  • ROOF PLAN – if any alterations are being done:
    • Clearly identify new and existing work.
    • A completely dimensioned roof plan.
    • Location of any skylights, dormers, and chimneys.
    • Identify type of roofing material.
    • Location of any required attic/rafter ventilation.
    • Solar Ready Compliance
      • Identify location and size of the solar-ready zone
      • Identify future fire-fighter access and escape pathways
      • Identify future interconnection pathway and termination location(s)
    • Other details and data necessary to show code compliance

  • EXTERIOR ELEVATIONS
    • Provide elevation for each side of building.
    • Accurately represent the building site and grading.
    • Identification of siding materials and roofing materials.
    • Dimensions from finished grade to key features, including to wall top plate and peak of highest roof for overall building height.
    • Identify the roof pitch.
    • Show location of all doors, windows, chimneys, decks, balconies, patios, exterior stairs.
    • Other details and data necessary to show code compliance
    • Show location of all doors, windows, chimneys, decks, balconies, patios, exterior stairs.
    • Other details and data necessary to show code compliance
  • BUILDING CROSS SECTIONS:
    • Provide at least one longitudinal cross section & at least one transverse cross section.  Recommend selecting additional locations to show unique circumstances.
    • Insulation locations, type and R-values.
    • Locations and tags for any required fire & smoke-rated assemblies.
    • Detail Tags
    • Other details and data necessary to show code compliance
  • REFLECTED CEILING PLANS:
    • Clearly identify new and existing work.
    • Identify ceiling materials
    • Identify ceiling heights
    • Identify general lighting types/locations, general HVAC diffuser locations, attic access if applicable
    • Identify any skylight locations
    • Identify any required EXIT lights
    • Identify any required emergency egress lighting
    • Other details and data necessary to show code compliance
  • ENLARGED PLANS – any necessary to show compliance with the building code.
    • Restrooms: show all applicable required clearances
    • Kitchens, Kitchenettes, Breakrooms: show all applicable required clearances
    • Stairs, Ramps:  show landings, handrail & guardrail locations/extensions, rise/run or slope, etc.
    • Other details and data necessary to show code compliance
  • INTERIOR ELEVATIONS – all necessary to show code compliance
    • Restrooms:  show all applicable required clearances
    • Kitchens, Kitchenettes, Breakrooms: show all applicable required clearances
    • Built-in Casework
    • Built-in Reception Desks, Sales & Service Counters
    • Stairs, Ramps:  show landings, handrail & guardrail locations/extensions, rise/run or slope, etc.
    • Other details and data necessary to show code compliance
  • CONSTRUCTION DETAILS:
    • Exterior Envelope Details
      • Flashing, intersections with dissimilar materials, corners, end details, control joints, intersections at roof, eaves or parapets, means of drainage, water-resistive barrier and details around openings.
    • Exterior Balconies and Elevated Walking Surfaces with Impervious Moisture Barrier Details – if applicable:
      • Details for all elements of the impervious moisture barrier
      • Product data & manufacturer’s installations instructions shall be uploaded.
    • Details at intersections of any new fire & smoke-rated assemblies with adjacent framing.
    • Details and fire-stop assemblies for any new/required penetrations in fire & smoke-rated assemblies.
    • Ceiling construction details – if applicable
    • Guardrail details – if applicable

 

C. STRUCTURAL DRAWINGS

Shall include the following at a minimum:

  • GENERAL INFORMATION – if applicable:
    • Floor dead & live loads
    • Roof dead & live loads, including required solar-ready collateral loads
    • Ground snow load
    • Basic Design Wind Speed
    • Seismic Design Category & Site Class
    • Soils load bearing capacity:  if over 1,500 psf, must submit a Geotechnical Report.
    • Risk Category
    • Roof Snow load data per OSSC 1603.1.3.
    • Wind design data per OSSC 1603.1.4.
    • Earthquake design data per OSSC 1603.1.5
    • Flood design data per 1603.1.7 if applicable.
    • Special Loads per 1603.1.8.
  • FOUNDATION PLAN:
    • Show location and size of footings, stemwalls, isolated pad footings.
    • Identify hold down locations and types.
    • Identify anchor bolt size/spacing.
    • Other details and data necessary to show code compliance
  • FLOOR FRAMING PLAN(S) – if applicable:
    • One framing plan for each level.
    • Indicate member size, spacing and bearing locations
    • Indicate attachments, nailing, hangars and other connection details.
    • Lateral Bracing locations, type, length
    • Other details and data necessary to show code compliance
  • ROOF FRAMING PLAN(S):
    • Indicate member size, spacing, wood species/metal gage and bearing locations
    • Indicate attachments, nailing, hangars and other connection details.
    • Show the size and location of any required attic access.
    • Other details and data necessary to show code compliance.
  • CONSTRUCTION DETAILS:
    • Foundation details showing size/placement of reinforcement steel; location of any required insulation, attachments of wall & floor framing, etc.
    • Framing connection details.
    • Lateral bracing details
    • Other details and data necessary to show code compliance.

 

SUPPORTING DOCUMENTS:

TRUSS DOCUMENTS – if applicable:

  • Truss layout
  • Truss Engineering, signed/stamped by Oregon licensed engineer.

STRUCTURAL CALCS:

  • Signed/stamped by Oregon licensed engineer
  • Include solar ready roof dead load and live load.
  • Any details shall be included on a Drawing Sheet.

ENVELOPE ENERGY COMPLIANCE FORMS

Must be signed where noted on forms.

 

SPECIAL INSPECTIONS AGREEMENT FORM - if applicable

  • Completed and signed by all required parties.

Revisions:

For changes that occur after a permit has been issued, the following is required:

  • All revised areas must be clouded on the Drawings.  Cloud only the specific area(s) of change. 
  • All impacted drawing sheets need to be updated/revised.
  • All revised supporting documents need to be included.
  • Only upload the revised drawings sheets and supporting documents.
